Planning update

Outline planning consent, overall approval for the development, was awarded in September 2001. This gave permission for:

  • Over 700 new houses and flats
  • 35% affordable properties for rent or shared equity/low cost purchase
  • Shops, restaurants, a crèche, workplaces and community space centred around a new canal basin
  • A health centre
  • A major new public open space incorporating a wildlife area
  • Landscaped open spaces and play areas throughout the development
  • A new public leisure centre, replacing the private sports and social club
  • Transport improvements to assist access to and within the site on foot, by cycle, by public transport and by car
  • Public access to the canal side, together with environmental improvements.

The Village will be built in twelve separate phases. Prior to construction, each phase must submit to the planners specific design detail. This is known as a ‘reserved matters application (RMA)’. As of January 2005, RMA’s have been received for phases one to eight, a total of 599 units made up of 437 private homes and 162 affordable homes.

The RMA for the latest phase, phase 9, was submitted in April 2005. It is made up of 44 affordable homes comprising 32 houses and 12 flats.

An additional part of the planning application approval is a document called a Section 106 agreement. This covers Taylor Woodrow’s additional commitment to the community through:

  • Formation and funding of a Community Development Trust
  • Building 550m2 of community space for the Trust to manage
  • Improved transport with over £3 million contributing to the set up of a car share club, the appointment of a Green Travel Co-ordinator, improvements to the E6 bus route, local road enhancements, new cycleways/footways
  • A £2.6 million contribution to education in the area
  • £160,000 towards facilities at the King George Playing Fields, Yeading open space and improvements to Greenford Town Centre.

 

As the density of homes increased as part of the planning process, the 700 homes outlined initially were uder construction by pahse 10 of the development. Two additional planning applications have since been submitted:

Phase 11

  • Outline planning permission was granted from Ealing Council to provide an additional 172 new homes, a mix of 1, 2, and 3 bedroom private and affordable homes centred around a courtyard with undercroft parking. This phase is now built.

         Phase 12

  •  In May 2010, a planning application was submitted to Ealing Council for phase 12 of the development. Residents will be consulted on the plans for this phase in due course.
