Trinity Estates Trinity Estates have been appointed by Taylor Woodrow to manage the apartments and common areas of the Village. Trinity is a leading residential property manager, maintaining developments throughout England.

What we cover

At Grand Union Village we are responsible for the public open spaces, play areas, communal grounds, area around the canal basin, walkways, footpaths and unadopted roads. All will be maintained to the highest standards on the Villagers behalf.

Villagers with private apartments will receive additional services such as cleaning, maintaining and repairing communal areas both inside and outside of their blocks, as defined in their lease.

As the Village grows, management regimes will be put in place across the whole site to ensure that each individual element receives the most appropriate and specific attention and services, and to ensure the Village remains looking its best for residents.

Estate Co-ordinator: The first point of contact for telephone enquiries. Will assist you with payment and account queries, reporting minor repairs and general enquiries concerning the management of the building.

Building Manager: Lee Irwin has been appointed to be responsible for the overall management of the buildings. He visits the buildings on a regular basis to inspect the common parts and supervise staff and service standards.  He can be contacted at the Estate Managers Office on the ground floor of Hertford House..

Questions answered

Here we answer some frequently asked questions. Please note that these apply to residents living in the private apartments only.

What is the Service Charge?

The Service Charge is designed to cover the maintenance and running costs of the building structure together with the cost of management of the Estate and any communal areas, insurance of the buildings, gardening, etc. Residents are only responsible for the inside maintenance of their home and appliances.

How does the Service Charge work?

Your Service Charge is payable by Direct Debit in advance, and all monies are paid into a trustee bank account which is set up especially for the Village. All Service charge payments from residents are paid into the account and all payments for services, as described in your Lease, are paid for from this account. These transactions are subject to an annual independent audit by a firm of Chartered Accountants, and a copy of the audited accounts is sent to every resident. Each year Trinity will prepare a budget for the forthcoming years expenditure and circulate this to all residents, who are of course free to ask questions or comment on the proposed Service Charge.

Will the service charge increase?

The Service Charge has been carefully calculated using Trinity’s management experience to ensure that it represents a true picture of the development's total costs for the first year. However, this is an estimate and, for the first year at least, cannot be based on actual figures relating to the Village.

Therefore, although our aim is to produce an initial Service Charge that will only increase in line with inflation after the first year, this cannot be guaranteed. At all times, Trinity manages your development very carefully to ensure that increases are kept to an absolute minimum whilst ensuring that the high standards of service are maintained.

What is the Sinking Fund?

The Sinking Fund is a separate fund in the Village’s own trustee bank account, which is designed to offset costs for major items of expenditure. For example, the cost of replacing all windows, doors, any communal furnishings, replacement entryphone system, re-roofing, road resurfacing, etc, are all costs which will need to be met at some time in the future and which should be budgeted for now. The Sinking Fund, which Trinity administers, is designed to enable easy budgeting for these costs and hopefully avoids the need for additional payments to cover items of major expenditure in the future.

What are the insurance arrangements?

The full cost of rebuilding your home, including provision for the necessary and reasonable additional cost of alternative accommodation and temporary storage of furniture incurred by any owner or lessee of any residence made uninhabitable due to an insured risk, is covered by Taylor Woodrow’s comprehensive insurance policy and the sum insured will be reviewed annually.

Property Owners Liability and Terrorism cover is also provided. Residents are responsible for insuring the contents of their own homes
